The Owner shall, at its expense, be responsible for the cost of all capital and routine repairs of the Equipment, including maintenance. The Lessee shall not make any alterations or improvements to the Equipment without the Owner’s prior written consent. All authorized and unauthorized alterations and improvements to the Equipment shall immediately become unencumbered of the Owner. The cost of unauthorized improvements to the Equipment shall not be subject to compensation by the Owner to the Lessee.

Смысл предложения с сабжевой фразой мне вообще неясен... Кто от кого/чего свободен/необременен???
