The common denominator for these markets is that the classic instruments of the asset manager are inadequate. Immature and incomplete markets demand a different approach. Let us bear in mind that none of these markets have yet completed a full real estate cycle. In addition, real estate asset managers will have to deal with massive changes in legal and economic conditions within increasingly shorter times (developments that in CEE took a good ten years are now being consolidated and shortened to half the time in some countries of South-East Europe, for example Romania). The market participants including the long-term investors are playing along. The almost exclusively positive experiences in CEE make the entire industry bullish for the next steps.

The goal of the asset manager must be to optimise the value of the assets entrusted to him. That does not end with full occupancy and property maintenance."
