2 PERPETRATOR™: I like your version, but I would avoid using "undertake to the Buyer." In this context, it has the meaning of "give a promise, give a guarantee." As follows from the link below, this meaning, while correct, is considered outdated, and, as such, may be thought by some readers to be incorrect.
